Sunday through Thursday nights, we carry your residents’ bagged trash from their doorsteps to your compactor. Every morning your office gets a photo of every building. If we miss a door, we pick it up by 9 a.m. and credit you on the invoice.
How it works
Simple for residents and easy on your team. Nothing leaves your property in our hands.
Residents set out
Every rentable unit gets a lidded 13-gallon container at its door. Residents put bagged, tied trash in it between 6 and 8 p.m., Sunday through Thursday.
We collect
Between 8 p.m. and midnight we walk the route with quiet-wheel carts and take every bag to your compactor or dumpster. Nothing goes to a vehicle or off site.
You get proof
Each morning by 9 a.m. (or within an hour of finishing any make-up pickup) your office gets one email: a photo of every building, a photo of the compactor area, and a note of any overflow, dumping, damage or missed door. Photos go only to your office.

Missed-night guarantee
Any door set out by 8 p.m. that we miss is picked up by 9 a.m. and credited one-quarter of that unit’s monthly rate, about a week of service. We apply the credit ourselves and show it on the invoice. Report a missed door by 11 p.m. and we pick it up that night.
A predictable rate
One monthly rate per unit, with the unit count fixed at signing. No increase in the first 12 months; after that, 3% a year, not “subject to change.” If you start on an introductory rate, your renewal rate is written on the signature page from day one.
Containers at no charge
Lidded containers at every door, supplied and installed at no charge. Wear and weather replacements are free. For any other loss, the first replacement at a door in any 12 months is free, then $15 each on the invoice.
Compactor full or down
Bags are staged in your dumpster enclosure or bulk area, never in a breezeway, and flagged in the morning email. Still down the next service night, you get a call.
No rent roll needed
We never ask for resident names or your ledger. The unit count on the signature page is the count we bill, and it changes only if units are permanently added or removed.
A way out if we fail
A missed night is one where five or more doors are missed or any building isn’t finished. Three missed nights in any 30 days, or five in any 90, and you can end the agreement on 10 days’ notice with no early-ending charge.

Insurance and accountability
Before you sign, not after.
- General liability of $1,000,000 per occurrence and $2,000,000 aggregate. Your management company and ownership entity are named as additional insureds for ongoing operations, primary and non-contributory, with a waiver of subrogation. The certificate is in your hands before any agreement is signed.
- Everyone on your route, the owner included, is background-checked (county and national, seven years) before their first night, with written confirmation to you.
- The owner runs your route. Anyone else who works on it is our own W-2 employee, never a subcontractor, with workers’ compensation in place before their first night.
- Licensed by the City of Las Vegas, business license G74-05632.
- Gate codes and keys are handled under a written access policy.
- If you use a vendor-compliance service, tell us which one and we register with it at our cost.
Residents: a quick guide
If you found us from the number on your container or a door tag, here’s what you need to know.
When to set out
Put bagged, tied trash in your container between 6 and 8 p.m., Sunday through Thursday. We collect between 8 p.m. and midnight. Please don’t set trash out on Friday or Saturday, or on Thanksgiving, Christmas Eve, Christmas Day or New Year’s Eve. On those days, use your community’s dumpster or compactor as usual.
What we take
Tied household trash bags in the container, plus one more tied bag beside it when it’s full. Anything more than that is left with a tag, and so are untied bags, hazardous items (batteries, paint, chemicals, medical waste), furniture and construction debris. A tagged item stays where it is for you to take care of. Recycling isn’t part of this service. Ask your leasing office about bulky items.
